Located in downtown Salem, Courthouse Square was a Leadership in Energy and Environmental Design (LEED®) 1.0 pilot project, certified Bronze. The majority of the 150,000 SF, five-story structure is Class A office space for Marion County and the Salem Transit District.  With 10,000 SF of retail space at street level and an entire city block of below-grade parking, the project also features a transit mall adjacent to the building. Using green building concepts as prescribed by the U.S. Green Building Council, Interface designed the mechanical and electrical systems, plumbing system, fire alarm system, and provided testing and balancing of the mechanical systems. An advanced variable air volume HVAC system allows for temperature and ventilation control through occupancy sensors so that less energy is used when individual spaces within the building are empty. The HVAC system features a dedicated outside air system that provides fresh air to heavily used areas of the building only when those spaces are occupied. The system also preconditions the outside air with recovered waste heat from the building exhaust system before sending it into the building.  Interface designed energy-efficient lighting and daylighting systems that operate via occupancy sensors that are activated when a room becomes occupied and go back to standby when a room is empty. Interface also specified exterior colors appropriate to moderate the building’s ambient temperature, high-efficiency window glazing, and low-flow toilets.
